Modular construction has grown in popularity as an innovative approach to tackle the evolving challenges in the commercial construction sector in recent years. Technology has enabled new methods, and as project deadlines tighten and costs rise, construction teams are seeking creative solutions to keep projects on track. This is where modular construction comes into play, offering smarter, more efficient ways to build.

At Crain Construction, we view modular construction techniques as a leap forward in efficiency, collaboration, and innovation. Whether we’re developing creative solutions during our pre-construction planning or collaborating with trade partners to reduce field time, our team embraces modular construction techniques as a “means and method” for delivering the highest value to our clients

In this article, we’ll highlight some of the key benefits of modular construction and showcase a few projects where these techniques made all the difference.

How Modular Construction Is Shaping the Future of Building

1. Accelerating Timelines by Improving Speed of Installation

One of the most compelling benefits of modular construction is the speed it brings to the installation process. Whether it’s assembling structural components or handling electrical work, using prefabricated parts means we can complete major aspects of a project ahead of time. This significantly reduces the amount of time spent on site, allowing us to install components quickly and meet tight deadlines. By working with pre-built parts, we can avoid delays caused by weather or on-site logistical challenges, making it easier to stick to strict timelines.

2. Precision Perfected with Greater Quality Control

Another major benefit of modular construction is the improved quality control it offers. When components of a building are constructed off-site in a controlled environment, there’s less room for error. Contractors and subcontractors can ensure that each piece is built to the highest standards before it even reaches the job site. This meticulous attention to detail helps avoid rework or fixes once on site, ultimately resulting in a higher quality product.

3. Improving Safety by Mitigating Risks

Safety is always a top priority at Crain Construction, and modular construction techniques play a key role in keeping our projects safe. By assembling structural elements on the ground instead of on the eighth floor of an open building, for example, we reduce the risks that come with working at heights. This proactive approach to safety not only protects our workers but also helps us complete projects more efficiently and with fewer disruptions.

4. Enhancing Collaboration with Trade Partners

Modular construction also creates significant advantages for our trade partners. Through our extensive pre-planning and pre-construction meetings, we promote modular techniques as a way to streamline the workflow for subcontractors. When components can be built ahead of time in a controlled environment, on-site labor needs are reduced and efficiency is improved. By asking insightful pre-construction questions and bringing them into the conversation early, we can find creative ways to reduce installation time and simplify logistics, ultimately benefiting everyone involved.

Real-World Results: Modular Success Stories from Crain’s Projects

1. Element Hotel

One of our standout projects involving modular techniques is the Element Hotel, where we utilized prefabricated wall framing. This five-story hotel was built using prefabricated stick framing atop a concrete podium supported by caissons. To save on costs, we anticipated price increases in wood and made an early purchase, saving the client thousands of dollars. The prefabricated walls were assembled off-site in a manufacturing facility and then shipped out for installation. This process shaved a full month off the project timeline.

2. Crestmoor Senior Living Center

Our work on the Crestmoor Senior Living Center is another example of how modular techniques can streamline large-scale projects. Given the massive scale of this development, we collaborated closely with our electrician subcontractor to pre-fabricate components for the various units. Their team assembled electrical panels off-site, which were then shipped to the job site ready for installation. This reduced the amount of fieldwork needed and helped us stay on schedule, demonstrating how pre-planning and modular techniques can make even the most complex projects more manageable.

3. BNA Hilton Hotel

Perhaps one of our most creative uses of modular construction was during the build of the BNA Hilton Hotel. Given the incredibly strict timeline, we needed to find a way to speed up the process without sacrificing quality. We worked with two trade partners to coordinate the pre-glazing of the exterior architectural pre-cast walls. This innovative approach allowed us to save significant time and stay on schedule despite the unique challenges posed by the project. The success of this project demonstrates the power of using modular components in complex construction projects.
