The Crestmoor project is a landmark undertaking for Crain Construction, marking the largest project in the company’s 90-year history by contract value.

Crain Construction is thrilled to partner with Bridgewood Property Company for their first project in Nashville. Being selected as the lead contractor was a significant achievement, requiring extensive effort from our pre-construction team to secure the contract.

Unique Aspects

Crestmoor is unique in several ways:

  • Diverse Care Options: Unlike many of Bridgewood Property Company’s other communities, Crestmoor offers both assisted living and memory care units, addressing a broader range of resident needs.
  • Complex Regulatory Requirements: The inclusion of memory care units required extensive coordination with the state Health Facilities Commission, adding a layer of complexity to the project.
  • Architectural and Design Challenges: Each floor’s layout is distinct, and mid-project changes, such as converting floors 9 – 11 to penthouse units, demanded flexibility and precise project management.

Challenges

One of the primary challenges throughout this project was working with the state Health Facilities Commission for inspections and approvals, particularly for the memory care floors. The Commission’s stringent requirements and limited availability meant that any delays in passing inspections could significantly impact the project timeline. The Crain team meticulously prepared documentation and coordinated engineering adjustments to meet these rigorous standards, ensuring the project stayed on schedule.

Throughout the construction process, Crain managed numerous changes, including property upgrades and design finalizations. For example, changing floors 9 through 11 over from independent living apartments to penthouse units required pricing adjustments, changes to floor plans, and timeline recalibrations. Early in the project, unforeseen conditions with shoring and foundation depth also necessitated time extensions. Crain’s systematic approach to logging, pricing, and negotiating change requests enabled us to adapt effectively without compromising the overall timeline.
