Spotlighting A Historic Project: The Crestmoor

The Crestmoor at Green Hills is a significant milestone for Crain Construction as it marks the largest project in our 90-year history by contract value. This 12-story high-rise is designed for a curated retirement lifestyle, offering 176 residences with luxurious amenities and expert-level care options that meet the needs of residents at every stage of life. 

The many layers of this project, including extensive coordination with the state Health Facilities Commission, required our team to remain flexible and proactive. From navigating strict regulatory requirements to managing complex design changes, our team’s ability to adapt and innovate was crucial to keeping momentum. Here’s a closer look at the unique aspects of this historic project and the strategies we used to ensure its success.

Redefining Senior Living in Nashville

Spanning over 350,000 square feet, The Crestmoor at Green Hills features an impressive array of amenities including onsite fine dining, a spa and salon, and even its own cinema. With 106 Independent Living homes, 41 Assisted Living suites, and 29 Memory Care apartments, this diverse range of resident care options is a first for Bridgewood Property Company, making The Crestmoor a standout project in their portfolio. 

In October 2022, Crain Construction broke ground on this ambitious project, marking the beginning of an exciting partnership with Bridgewood Property Company on their first development in Nashville. Being selected as the lead contractor was a significant achievement for our team, and it required extensive effort and coordination from our pre-construction group to bring this senior living project to life.

Meeting State and Federal Regulations

One of the most unique aspects of this project for our team was navigating the long and rigorous process of working with the Tennessee Health Facilities Commission. The Commission ensures all designated health facilities comply with state and federal regulations. Throughout the project, we worked with their inspectors for approval on everything from fire-stopping to the commercial kitchen. Securing approvals, especially for engineering adjustments related to fire-stopping, required significantly more regulatory coordination than we typically face with Metro Nashville.

The commission is very particular about how information is presented, and our team kept detailed binders prepared to help answer any potential questions or requests. The inspectors are extremely thorough and have limited availability, which means one failed inspection could threaten to delay the project for weeks at a time. Through careful planning, meticulous attention to detail and regulations, and proactive problem-solving, we were able to keep the project moving swiftly. We also used our experience working with the Health Facilities Commission to enhance and streamline our process for future senior living projects. 

Managing Complex Designs and Emergent Changes

The Crestmoor’s design is beautifully complex and detailed, with each floor featuring a unique layout. Mid-project changes, such as transforming the 11th floor from independent living units into penthouse suites, required precise planning and adaptability. Early in the project, unexpected issues with shoring and foundation depth necessitated timeline adjustments. However, Crain Construction’s methodical approach to managing change requests allowed us to stay on schedule without compromising the quality of our work.

To keep senior-living projects like The Crestmoor on track financially, we implemented several cost-effective strategies during the planning phase. These included smart value engineering and collaborating with architects early in the process to ensure space was used effectively, reducing unnecessary costs.
