Building a new corporate home through warehouse transformation

Through an adaptive reuse project, Crain Construction converted a former warehouse the general contractor built in 1959 at 2963 Sidco Drive into Class A office space for a consulting firm, and for our new headquarters.
The first two phases converted the warehouse into office for a growing consulting firm and a creative, collaborative, turnkey, offsite location where its clients and the community can hold meetings and events. Crain then transitioned the back portion of the warehouse to accommodate its headquarters.

Project highlights:

  • Asbestos abatement was conducted and the interior was gutted.
  • Structural bays were removed and replaced with a pervious concrete pavement parking lot and 60 additional parking spaces.
  • Exterior walls were reclad accentuating the exterior’s eye-catching design.
  • Three old shipping dock doors on the side of the building were repurposed as large front windows and an entry door.
  • Ceiling and duct work was left exposed and painted and the original warehouse floors mad of river gravel and sand were preserved and polished.
  • Individual mini-split heating/cooling units were installed in each office in the executive suite at the front of the building.
  • Custom metal door frames with side glass lights add to the industrial esthetic while a white noise system and sound baffles help reduce noise distraction and improve privacy.
  • Moveable glass partitions allow for large and small rooms. Floor-to-ceiling walls covered with dry-erase paint maximize the writable white board surfaces and acid-etched, metal walls are visual accents and a magnetic surface doubling as work walls for presentations.
  • The project received an Urban Land Institute Nashville Excellence in Development Award.
