FRANKLIN, Tenn. – Work is underway at 1000 Corporate Center in Franklin where Crain Construction is building the 244-room, eight-story Hilton Franklin/Cool Springs hotel and parking garage for Chartwell Hospitality.

The $37 million project is located in the 60-acre, mixed-use Meridian community of offices, restaurants and retail located in the Cool Springs area of Franklin, Tenn. Crain Construction built four of the original retail/office buildings at Meridian.

This is the first full-service hotel Crain Construction will build, although the general contractor has a rich history of hospitality projects it has built in urban and suburban markets throughout middle Tennessee. This also marks the first time Chartwell Hospitality and Crain Construction have worked together.

Crain Construction will build the Hilton Franklin/Cool Springs in three phases over 20 months. Construction of a two-story parking garage with 224 spaces is the first phase. In early 2017, construction will begin on the hotel tower, followed by a reworking of the existing parking area. The project is expected to be completed summer of 2018.

“The hotel will rise between two occupied office towers and one of those existing buildings is only 75 feet away,” said James Williams, project manager for Crain Construction. “So we’ll be a round-the-clock operation working early mornings, nights and weekends to lessen the inconvenience to area tenants.”

Once completed, the Hilton Franklin/Cool Springs will feature 5,600 square feet of meeting space, an upscale restaurant and bar, a pool and a 1,300-square-foot club lounge that will open to an outside seating area.
